Open it fully, brush off loose dirt, and rinse with a hose at low pressure. Wash with mild soap and cold water using a very soft brush on an extension pole (hard bristles damage the water-repellent finish), rinse until every trace of soap is gone, and leave it open until it is completely dry. Never lean a ladder against the awning, its arms or its front bar. If it gets rolled in wet, open it again when the weather clears: canvas left rolled up damp is how mildew starts. A hose-down about once a month keeps deep cleans rare.
